The property
“OWNERS” and/or the management company reserve the right to
refuse or terminate a booking at any time if guests fail to
observe our “Terms & Conditions” those of our management agents,
as well as any applicable Florida or Federal Law. These
conditions are superior to and in addition to the booking
conditions of any other agent or representative.
Rental Period: Check in time is after
4:00 pm
on the first day. Check-out time is before
10:00 am
on the last day. These times are set to ensure that the
management agent has time to prepare the property, ready for the
next client’s arrival.
Pool Heating: Must be booked in advance of arrival to be guaranteed.
There is a supplement charge of £75.00 per week for pool
heating, if required, it must be ordered for the entire length
of your stay, and will not be available for just part of your
stay – unless you are staying several weeks, in which case an
arrangement can be made
Damage: Clients
are liable for all damage plus any extra bills or costs incurred
including missing inventory or items irrespective of cost, even
if the eventual cost exceeds the security deposit amount. Such
liability includes, but is not limited to telephone calls,
repairs, replacement items of any nature including breakages,
special or unexpected cleaning, air conditioning or extra pool
maintenance or cost of other services caused by a client.
Smoking & Pets: Our home is a non smoking property, if you wish to smoke it is requested
that you do it outside. Pets are also not permitted in our
property, if discovered there will be an automatic charge of
£250 to cover the cost of professionally cleaning all carpets
and upholstery, there will also be an additional charge should
pest control services be required.
Limitation of
Liability:
The
property “OWNERS” and/or the management company do not accept
any responsibility or liability for any accident, injury,
illness or damage sustained to any person or their property
during the rental period or by use of the pool facilities,
regardless of howsoever it may have occurred.
Children must at all times be supervised by competent and
responsible adults when using pool facilities and the pool
access must be secured. Glass containers must not be used in or
near the pool.
The property owners and/or the management company do not accept
any responsibility or liability for any failure of services in
the home regardless of how it may have occurred. It is the
responsibility of the renter to inform the management company
immediately of any accident, problem or shortfall so that it can
be corrected, and the management company will use reasonable
endeavors to rectify the problem.
No claim for any shortcoming or failure will be considered
unless and until the management company is informed and no
claims whatsoever will be accepted after a booking period has
ended if the management company had not been informed promptly
during the stay and been given the opportunity to rectify it
Third Parties:
The property owners and/or the management company do not accept
any responsibility or liability for acts of omission of third
parties (including airlines, car rental companies, golf clubs or
others for whom any agency arrangement is implied or in fact),
weather or any force maker which may prevent or disrupt a
client's booking.
The booking
contract exists between the “OWNERS” and the client and is
limited to the rental of the property and associated services
only. Any and all liability is limited to the value of the
actual fees paid for the rental.
The information and descriptions supplied here are believed to
be accurate and offered in good faith. Certain features or
facilities may not be available from time to time due to
circumstances beyond our control for which we accept no
liability.
By accepting the booking and fees as paid, the renter accepts
and agrees to abide by these conditions.
Financing:
All rates quoted on our website are provisional
and are subject to change between rental periods. Once rental
is agreed with the “OWNERS” for a set rental term, the price
will not change unless there are delays providing final payment.
Currency:
Our
preferred currency of payment is in Pound Sterling. If required
we may accept payment in $US which will be payable at the quoted
rate from time of the deposit request to receipt of full booking
fees. We reserve the
right to alter the total fees payable to reflect the value of
currency if exchange rate varies from this by more than 10%
between receiving the holding deposit and the total final
payment.
Holding
Deposit:
To secure your reservation a deposit of £150 (or $US equivalent)
will be required at the time of booking. (A larger deposit may
be required for stays over two weeks).
Security Deposit:
Once full payment has been received, the holding deposit will
become a security deposit that, if
required will be used to cover any damage or missing items
that may occur during your stay. It will also be used to
cover any additional rental charges due to early arrival or
late departure without prior notification and agreement.
A full day's
rental will be charged for stays in excess of the booked period
at 1/6th of the applicable weekly rate for each extra bookable
day. Security deposits are refunded once the property is
verified to be as found by our management agent after your
stay. Security deposit refunds will be made as per the method
of payment made by the clients when sending final payment.
Full Payment:
Must be received 6 weeks in advance of your vacation commencing.
This can be made either by US bank cheque in US funds, UK bank
cheque in UK funds or UK funds (only) paid via PayPal (any
PayPal charges must be bared by the client).
Florida hotel and
resort tax is payable on your booking (these are included in
rates quoted unless otherwise stated).
Cancellations:
Any cancellation of a booking must be received in writing and
will attract cancellation charges as follows:

More than 10 weeks before arrival date: Loss of £150 holding
deposit.

Between 10 and 6 weeks before arrival date:
50% of total rental fee
·
Less than 6 weeks before arrival: No
refunds will be given.
Registered Guests -
Only the number persons stipulated on the
rental contract may reside at the property as guests. Please
notify the “OWNERS” or Management Company as soon as possible
of any changes made to your party.
The number of
people staying at the property must not exceed the maximum
capacity (8 Guests) allowed in the property. Should the
“OWNERS” or the management company find that the number of
people staying at the property exceeds that on the booking
form, or the maximum capacity allowed they may, at there
absolute discretion, ask the extra person or persons to vacate
the property forthwith.
No camping is
permitted in or around the property grounds.
Conduct & Behavior
- The person signing this contract is responsible for the
correct and appropriate behavior of the guests staying at our
property. Should any member of the party not behave in such a
manner, the
property “OWNERS” and/or the
management company
may at their
absolute discretion ask the offending guest or guests to
vacate the property forthwith.
Valuables -
Any valuables left at the property is left at
ones own risk. Neither the
property “OWNERS” and/or the management company
are responsible for their loss or damage.
Cleaning –
Will be carried out prior to your arrival and at the end of
your stay. Please note - If your stay is
longer than 6 days cleaning is included however, if your stay
is 6 days or less, cleaning will be charged at $70. House linen is provided in the property and will be
clean and ready for use on arrival. If extra cleaning or a
change of linen is required throughout your stay, this can be
provided but with an additional charge.
Garden and
Ground Maintenance -
The grounds around the property need regular
maintenance. All efforts will be made to keep the disturbance
to guests to a minimum during this time.
Consumables
-
Basic consumables, e.g. soap, toilet paper etc., are supplied
when you arrive. However your holiday is self-catering and you
are responsible for supplying, but not limited to, bathroom
soaps, dishwasher soap, washing machine soap, toilet paper and
other consumables during your stay.
“OWNERS”
Cancellation -
If for any reason, beyond our control, we have to cancel the
client’s booking, we will refund the amount paid to us for the
rental of our property (including deposit). The
property “OWNERS” and/or the management company
will not be liable for any cancellation charges for travel.
